Even though I work far from there, I'd be willing to drive an hr to and from work every day for a year if the property cash flows really well (to satisfy FHA).

what i need is someone to run the numbers and compare whether the extra income generated by a bigger residential building (minus the necessary loan payments) offsets the advantage of a smaller building with fewer units that's producing income with only a minimum loan (~90k) to satisfy the "no cash out" part of the 1031.i realize that a bigger building provides a steadier income stream, and there's more depreciation, and a bigger building allows trading a space for a live-in manager. i'd guess that someone who lives in a building has is a little committed, as opposed to just involved, and would probably do a better job.still, i'm kind of risk-intolerant by nature, and a big loan is a little scary. if i own a building free and clear, it's harder to screw up and lose it.thanks for your help.

If the Borrower believes they have enough equity built up in the property and have also satisfied the terms above, then they should right a formal letter to their Mortgage Servicer making a request for review and removal.

So my plan was to purchase at least 3-4 multi units to cover my dream home mortgage but as you already know to satisfy the VA loan you must live in the property for a year & my wife is tired of the apt life & wants a house now I just think it'll be more financially strenuous buying a dream home first ( especially in this market ) & then going into multifamily rentals

But again you could try getting any agent to open up the house with you if you feel that would work in this case and if you have an agreement with your present agent to use them to make your offer then you can follow through with that after you are satisfied with all your data.

You'll get an appraisal so that will satisfy the lender.I think its really more of an accounting issue, but that should be settled hopefully pretty easily via your Operating Agreement terms.
