Other people's remodel/home appreciation will help your home value if you are smallest vs. you are the one who set the market if you are largest home in the neighborhood.For homes over $2.5M+ would likely be the other 1%, buy the largest land in the neighborhood.  

I am new to real estate investing but have been doing research for a couple years now and I just acquired a 3-1,  1,200 sqft Cliffside Condo in North Jersey overlooking the Manhattan skyline but it needs a complete remodel. 

I remodeled and furnished it in time for peak season for short term rentals in the area.

I’m thinking of investing out of state in a less expensive area where our down payment account could buy 3 to 4 older, but remodeled homes.

I am starting on our first renovation project on a property we just purchased where we are converting an existing sun room into interior space and also just some general interior remodeling work.

So maybe look for one that isn't re-done yet that you can get for cheap and remodel slowly over a couple years to better suit what you'd want it to be as a rental. 

)- Learn to take responsibilities and take initiative ( Example something breaks in your house, repairs, remodels, appliances repair ... all those things, try to fix it.

It has been remodeled but will use inspectors.
