Treat them with respect (no matter what), ask questions (some of them are really good) and understand that what they want you to do is for the most part also in your best interest: having a building that is safe and will last for a long time.

It sounds like some big ticket items would be the roof- $2700, cabinets- around $4000, new bathroom- 5k-10k.With respect to realtors you subtract the entire 6% because she will have to pay both the 3% to your agent and 3% to the list agent.

I'm not an experienced investor, but I am experienced with dealing with those who are disabled, as my sister would probably be in a situation like this if my family weren't always looking out for her.It seems like you want to help the guys out, but not hurt your business in the process, which I really respect because so many people out there would just throw him out without thinking twice.
