after much research about LLCs and rental properties and umbrella policies I know the extremely conservative approach is to have each rental property in its own LLC. 

I also hear this is not likely if you are loyal and make your payments, but it sounds like a big risk to me.Others have mentioned getting an Umbrella policy to cover you.

Do I need to call my homeowners insurance or umbrella policy or anyone before doing this?

It's typical for existing insurance policies to be canceled, and the buyer has absolutely no interest or rights to a prior policy.

Is it at least 100 amp service, who is managing it, pet policy, balconies?

As for tax's if your making a lot of money in the home flipping or building business your going to pay tax... the C corp gets you out of the AMT.. but you also lose your ability to get  loss carry backs.. which for me is a nice insurance policy..

Then after that you get a commercial umbrella policy.

Can anyone with an LLC tell me if they have a general liability policy for their company.  

It's human nature to test the rules and manipulate administrators to evade adhering to policy.
