I realize that the majority of people on BiggerPockets skew much more towards being cash flow investors, but I don't believe that's representative of professional investors in general.When I worked for commercial REITs and other institutional investors, we always looked at IRR first, and cash flow was always a secondary test.

I worked on one out in Topsfield MA and there were restrictions on the colors you could paint it (inside and out) and not being able to do anything structural like changing the walls and layout.

I have notified Massachusetts 3 times that someone filed for unemployment in my name and they have not provided a confirmation or callback.

@Will McInerney What @Tim Swierczek said plus I'll add some of the larger institutions have really tightened their guidelines so if you are starting your search some of the medium-sized local banks and brokers (like Tim) are a great place to start.

Working in Worcester, MA doing multifamily residential and rehab/flip SF properties I would expect to see that decline, and perhaps see it in some dramatic fashion. 

Hi @David Lyons Chase is one of the largest institutional banks.

So the underwriting method is called from outside that lending institution and residential is based on your personal income, your personal tax returns, and your personal credit, etc.
