Apparently, WC in California is ridiculous, so if you're using fully insured contractors, you're going to pay a lot more than in other areas.Also, I imagine all the Federal OSHA type compliance laws are probably much stricter in CA when you account for local regulation.Lastly, the cost of living is higher in most parts of CA, so labor prices in general will be higher.I'm not sure that GCs in CA make proportionately more than GCs in other areas when all cost of living adjustments are taken into account.

Yes depends on the tenant and where it is and how long you plan to hold the property.For town house style the tenants in lower income rentals tend to work labor jobs.The lower level takes an absolute beating if you have carpet. the red clay trashed the carpet.

Great point, Will...I forgot to mention in my post that I'm in one of the cheapest real estate markets in terms of labor...you can double my prices in many areas of the country, and in high priced areas (CA, NYC, etc), you can triple them or more...As Will said, averages are meaningless...
