The Multifamily space is extremely hot right now in the Phoenix market...

There is a 3bed/2.5 bath townhouse for sale in outer SE Portland for sale (probably would be considered a "C" neighborhood but is hip and property values trending up) that I could house hack with an FHA loan and live for only about 200 bucks a month excluding repairs and vacancies (the rental market is hot and the property was built in 2007 so I am only including P&I, MIP, taxes and insurance in this equation; property has no HOA dues).

Definitely a hot neighborhood. 

The flips around here are minimal is Columbus is extremely hot, but it's a possibility. 

Its in North jersey where the market is really hot I would like to hear from other Investors who put properties on the market and had people bidding for it above what it makes sense on paper.Its a 7 Unit so I understand it will be different then a 1-4 Unit.

I work in the downtown BVL area and enjoy a cold coffee on a HOT day!!

My research has shown me rent that seems also unreasonable for the conditions and prices of the properties in the area, (I'm not complaining I'm just in shock that there are any multi-unit properties for sale if it's such a hot market with great deals.)
