You can set screening criteria based on things such as credit score requirements, income requirements, violent criminal record requirements, smoking vs non smoking, pets vs non pets (there are laws about emotional support animals too).  

Make smart well informed decisions not based upon emotion.

It is hard to leave emotion out of the decision.

So, it would be an emotional sale I'm sure and probably emotional when they finally have to leave.

My question is what are some things that can be done daily to "build your busines" or things that one can turn into habits/ disciplines that are beneficial to new or old investors?

What has kept me going is being emotionally committed to my WHY.Next month I am buying a 556 unit deal that is 2 miles from a 240 unit deal I own.

I'm not just talking about emotional buying, but also, it's hard to know (for example with Zillow's zestimates) what the inside of a house feels like and/or if there have been unpermitted updates etc. 

With a tight budget I was hoping to save 80-100k in three years with a disciplined budget.

Come up with your target metrics that will make your investment worthwhile to eliminate any emotion you may have in a future investment.
