Here are some example numbers my banker and I where looking at yesterday: 150,000 home w/ 3℅ down = 4,5003℅ closing cost (Aiming high here) = 4,500Escrow costs: 55 monthly for loan premium.

After that you have to go to commercial, hard money, or portfolio lending where there are not any restrictions on how many properties you can have.I guess the number is 4 because they (residential mortgage bankers) think that would reasonably cover most personal scenarios of primary residence, summer home, winter home, and vacation condo!

You can and should shop around and get the best rate quotes and lowest origination fees.Ask the banker if they do portfolio loans and if they offer the same rates and fees.
