@Daniel Anshus you're right, inventory's down & demand remains strong so looks like its still a hot market, looks like there's a few tri & 4 plex at <&100k/door, possibly due to condition, or maybe less buyers for the larger residential multi family, just something to think about.. 

I was about to go under contract on a 5 plex, when I got word that one of the tenants was exposed to Covid at their workplace.

Purchase price: $443,000 Cash invested: $140,000 Newly constructed 4-plex apartment building on the north side of Casper, Wyoming.

Have 3-plex investment 3hrs away, $250K value , positive flow of $100 per unit, $60K equity, hiring property mgmt.

Otherwise you could also build in the west side close to St Mary's University or Our Lady of The Lake if you like college areas.I will say I've seen a few new build duplexes and four plexes in dignowity hill when I drove through last week.

Buy a new home and seek out a multi-plex home or REIT investment.Unfortunately, this particular area in Atlanta has been slow to recover since 2008, and home values have not appreciated like other areas of Atlanta. 

I would look at buying a 4 plex and living in one of the units.

House hacking would allow you to access for up to 40 doors on 10 mortgages, assuming each property is a 4-plex.

After a little over a month of mailing to a very small specific group of duplexes and 4-plexes we received our first phone call.

An example would be my 4-Plex that I bought for $120k, rehabbed for $20k, and rents for $2225/mo.
