The door travel can be adjusted and they will never be water tight.

- I've never seen appraiser adjust for street name.- I have seen appraisers adjust for business of the street, happens all the time.- This is relevant if your potential buyers will be needing to get a mortgage. 

its not as easy as just contract. in CA there are mandatory disclosure docs that must be used.since you are not up to speed on any of this and don't want to use an agent you should pay an attorney a 500 or 1000 to make sure you are providing all the disclosure documents required in CA.or you can just wing it.. and most likely nothing will happen but if you have a dispute and you failed to disclose .. your not going to have any defense then your partners are really going to be peeved you did not spend 4500 on an agent that would make sure all the sellers disclosures are done.

So doing that way the value of the property at the time  you took control was already set, you would not have a adjustment either up or down so nobody can contest if property would jump high in value at a later date..LOTS to consider.. why you built before you had this taken care of is a mystery.. but their is a way to figure it out.. make it tax and estate wise.  

Looking for some tips on how others adjust their vacation rental prices.My situation is that I have about six rentals, three in one area and three in another area.

CIP deterioration is most negatively affected by soil issues (not applicable here), speed of flow through pipe (faster is better, within reason), and makeup of the effluent and gases within (mostly acidic for waste, possibly basic in heavy cleaning situations).

If you need to revise your offer just be up front and honest and let the sellers know as soon as possible so they can make adjustments or decisions for themselves.

Or SOMETHING - I don't think it's a valid assumption that there's even cash flow.We assume %15 of rent (kind of arbitrary) for maintenance / vacancy allowance but I think we should adjust that upwards and ground that in actual data now that we've been at it for long enough to attempt to do so.185k is a lot for a property.
