The next bit that non Property managers don’t realize is that due to Fair house in laws, we have to treat every application the same weather it is a single family home, or condo, Townhome or apartment.  

For example, a 1/1 occupied by a travel nurse who is gone 12+ hours/day will have much lower utility expenses than a 3/2 occupied by a family with one WFH spouse who is there all day.

I now started looking at single families so that I may possibly rent out the rooms. does anyone have any experience with renting out rooms?

Some would argue in support of a neighborhood in close proximity to downtown Sacramento such as the homes off of Lighthouse Dr, others would want to attract families with elementary school children who prefer homes in Bridgeway Lakes near Bridgeway Island Elementary School due to it's higher Great Schools rating vs.

Either combining the sales into one larger property (maybe even a newer multi-family). 

My wife was born and raised in Grand Rapids with lots of family still local, so it's a place I know decently well while still having plenty to learn.
