The only thing I'd say is to make sure if you decide to go the STR route that whatever property you decide on could also double as a long-term rental profitably in case either a) you decide you're tired of dealing with the STR work (or managing someone else doing it) or b) your city restricts STR all of a sudden.

But this really deserves its own separate discussion, mostly because I'm about to lay out some pretty controversial realities as I see them.I think what should be stated first out is that the normal flipper quick-fix solution would be to B-I-N prime that ceiling up, paint it reel gud, and sell the joint.

We're open to both long term rental tenants and short term using Air B&B for example.The kids will be enrolled in North Port which is the only reason we dont purchase in Tampa which shows to have a great market, so trying to stay within 30 minutes travel time from North Port area.My biggest problem is paying rent for about a year, when we can just as easily put it towards a mortgage if there is an area that makes sense close by long term.
