Get your pulse on the area market by looking at STR calendars and possibly talking to realtors and other people in the market.

I can’t say this never works—plenty of people have done one or more deals this way.  

Most people know this. 

But, I agree that there is not enough chasing away or direct questioning of people who post questionable stuff, and I think it is easier to be just plain old mean from behind the safety of anonymity. 

Starting slowly but love the idea of meeting like minded people who are passionate about helping others and pursuing freedom.

I guess people love the manatee habitat there!

I posted on a local group asking for attorney referrals and got some responses about my plan that made me question if this is infact what I need to do to start as a number of people said escrow will create these docs for me. 

@Bill S. apparently Colorado thinks people don't have to pay anything but rent. 

Thats how you learn it and get the questions you have answered. its pounding the pavement talking to people being out in the market. 

This is one reason that people have been saying cap rates would be going up because why would you buy RE at a 5 cap (5%) when you can take that money, in todays interest rate environment, and invest it in safe investments that take zero of your time and don't have unseen expenses, and get 5% or better?
