Winter is typically my slowest season but I still have all the weekends booked. 

Also, its SUPER important that if you invest in colder areas that freeze that you make sure to keep heat on throughout the winter as vacancies can lead to freezing pipes (I learned the hard way... twice).

Some of that had to do with population density, but also the age and type of infrastructure (code,) and type of soil.I saw the 1991 Oakland Firestorm from across the Bay.Besides a couple of severe winter storms in the 1990s (including El Niño) that caused localized flooding and hill-slides, including under very expensive property, I can’t recall any other large-scale (natural) disasters that I in any way experienced personally.

I still believe it is a great place to invest and the winter allows time to do maintenance, repairs and updates without having to lose out on renters.  

Next year, we've set a target to take a family vacation to Hawaii during our cold North Dakota winter months.

In the midwest the winters are brutal and new leasing traffic is very low, so if you go into the cold months with high vacancy it'll take you longer to fill those.
