You won’t get gatlinburg traffic that far out.

Hard to police that kind of traffic.

There’s a little bit of market analysis I did myself but I’m confident it’s not far off if at all, basically information anyone can find on a web browser and put two and two together. 

Do not accept double or tripple deposit candidates with sad stories, have every single person go through the process of elimination.Once I found a great candidate step two was for them to pay background check through transunion (if they end up signing lease down the road, I would offer a refund on the app) If they didn't get a pass is all good because transunion data they can use with other landlords.I did all marketing all websites, even facebook. and the number #1 that worked the most traffic was .... front yard sign and closest busy intersection yard sign.

It appears tenant bent down to avoid the webs rather than remove the webs.  

These are other things I look for also, these may eliminate cashflowing properties from my search..but I would rather have better locations that will rent easier- No weird floor plans- Single story homes- carport is nice, garage even better- driveway, not alley access- level lot with good draining, no large trees close to house- no busy streets (40+ mph), look for wider streets on google maps those indicate higher traffic streets, people like privacy and quiet- no corner lots if backed up to a commercial areaHope this helps!

Our property bordered a school and every day all the school traffic drove right by our project. 

Traffic did not slow down!

Additionally, planks can move around in high traffic areas if they are not properly set.  

They usually have their own requirements, traffic counts, income demographics, etc...
