I use the same colors in all houses (many do this), but whats different for me is that I do this even in working class neighborhoods.

My suggestion is to also stick to factory pre-mixed colors (never ever custom mix) and always write down in your lease the color that you put up so that your tenants can do touch ups and not have to ask you what the colors are.

You could alleged that "protected clases" of people are more likely to be renters and that the HOA's "no rental" policy "has a discriminatory effect where it actually or predictably results in a disparate impact on a group of persons or creates, increases, reinforces, or perpetuates segregated housing patterns because of race, color, religion, sex, handicap, familial status, or national origin."

We also provide a sheet with General home info - location of electrical box, main water valve, water manifold, fire extinguisher, paint colors, air filter size, bulbs types, etc. what we don't have is the handbook or a landlord policy and procedures and may need to create one.

The "weimeraner" turned out to be an isabella colored dobermann pincher.Such bad luck for the applicant to pick a landlord who has been dog showing for 50 years and knows an isabella dobermann when she sees one.The dog had a lovely temperament and I would have taken her, but I rejected the applicant for what I consider to be a very serious lie.
