@Parker Smith there are A LOT of variables here but I see a ton of insurance policies and I'm forced to estimate them before someone buys a house so while my technic isn't guaranteed I think it works decently well. 

@Joanne GreenIt is somewhat common for people to negotiate a variable rate commission in the event that the agent brings the buyer themselves.

There are variables in the process; some dictated by the size of the deal.NOI is good but incomplete, an allocation for CAPEX, vacancy, delinquency, PM and maintenance allowance(not actuals) are generally not included. 

It instantly reports impacts for all major variables.

There are a ton of variable here.

I recommend you do this each year to adjust for utility increases and other variables.

You can also compare per unit values, along with cap rates, but it is typically more challenging evaluating the smaller projects from cap rates alone, there are many potential variables.

It doesn't mean it's not a good investment just more variables that may not be obvious. 

There are MANY different variables that go into a deal analysis and all of those should be considerded! 

If you spend a lot on repairs for this property, it may count against you for future purchases.Wait...Honestly I stopped after 2 sentences in because I just realized you have other stuff that's just too much to do over BiggerPockets - there's just too many variables.
