A valid and legal response? 

@Geren Williams All previous posters have made valid points for both sides of the cash vs. finance debate.

You also need to speak with the utility companies to find out about electric, water, sewer, gas etc. 

If the assessed value is only 86k i have a hard time validating the $120K value its stating. 

I currently work in oil and gas as an authorized inspector and this is my first post on the bigger pockets forum, though I have been a Pro member since June of 2018.

I just downsized my vehicle to a gas efficient (paid off car) and I am looking to rent out units and have a roommate to pay most of if not all housing costs.Any advice will be greatly appreciated!

Your only costs will be time and gas. 

Tie you identity to daily growth and disconnect it from external validation; otherwise, you happiness will be fragile and not in your control.

For instance, I'm planning on splitting utilities (gas, electricity, and internet) with my tenants, how should I have them pay this to me?
