Although I am a newbie, I have read many many blog posts from the forums here on bigger pockets, I have read a couple of books like Rich Dad, Poor Dad, and I have also started to listen to other investors’ videos/podcasts on YouTube and attending some seminars.

It has been said many times before, the rich act in spite of fear while others allow fear to stop them.While there are a number of opportunities now available, to actually cheer for or hope for bad things to profit from them is not the right approach.

This is not including the property appreciation, just the cash flow would have been far above the average city if analyzing for 20 years (I am confident that it would have been better than any of the traditional zero appreciation Midwest markets).
