There simply are no free rides and no such thing in real terms as a no cash required deal to start,.........except finding a partner with cash but you need skills and experience to bring to the table.

NONE of that is necessary for REI and a BA in business would give you all the useful skills in less time and money.

You would be selling assets worth a total of $400,000 and then only reinvesting a total of $200,000, which means that you would be trading down by $200,000. 

Even if you use PMs there still enough "stuff" where you've now traded a day job to a "rental portfolio manager" job.

Account Closed,"Pre-foreclosure" covers a lot of ground.Some will need to be acquired thru short sale due to negative equity.Some will be probates where the family just doesn't want to deal with it.Some will be true financial hardships - illness, loss of income, etc.So, yeah - you'll need to "fill your quiver" with a lot of knowledge and skills and use what the deal requires.

You can also work with others.To join a team often you need to have special skills.

I would check out some books that cover sales skills.
