I've had tenants take me up on offers such as new windows, upgrading ac/heat, even did a full bathroom remodel for one tenant while they were still there and left the cosmetic stuff for once they moved out and had the "remodel" done in a weeks time, which would have taken at least 3 weeks had I saved everything for once they moved out.

I have done this many years ago, and there were problems; like some things were missing from my room, someone eat my cheese, toilet seat was left up, who used my tooth paste ----- they are playing their radio too late, strangers entering the building.Sure you can increase your income - but not worth the problems - you just maybe want to get better at making offers on properties you can control at wholesale prices.

Looking for signs of leaks is my #1 reason for annual interim inspections...I always check under sinks (taking pics) and also take pics of ceilings in general, especially bathroom and kitchens, and floors in all the suspect areas (toilet, tub, laundry, sink base, under-counter water heater, etc.) and depending on the apparent age of the unit, I try to get a look at accessible window sills if this is an issue I have any concern about.

Tenant tried to flush all the weed down the toilets, it clogged my septic tank and drainfield... getting that repaired now..story was all over the local news....not helpful for future renting...LOLAnd 3 years ago tenant burned another house down when using a fry daddy for 10 pounds of chicken...why didnt they just go to KFC???
