@Dan Barli, I think I’d feel more comfortable with an umbrella since I have a rental here In NJ and one in another state.

Literally keeps making the bar higher and higher.

You must be prepared for late night calls as 1 guest may be a small family with children with plans to get up early and the other guest young and returning home late from a bar and being noisy.

With the bars, restaurants, and a small artist community it should be on you r list of considerations.Roxborough is more of a working class, family oriented neighborhood. 

My point is barring an exceptional return it’s a horrible idea for the property owner.  

We built a 3/4 size X-wing AND Tie Fighter, built a full commercial retro arcade, toddler secret clubhouse, coffee bar, etc and I would say we're maybe 75th percentile on a good day.
