As mortgage rates eventually drop, your cash flow should improve over the long term.

In terms of property management I have zero experience and wanted to get feedback on the hourly commitment so I can determine if I should self manage or get a pm.

It could also be worthless if they are only doing long term rentals since its all passive income...

We are moving to another home that we have renovated, and will be renting out our primary residence on a long-term lease.

If you're not yet aware of this niche strategy whereby you can leverage your real estate assets (single family, multifamily, hotels, etc.) to generate significant long term cashflow, this is the podcast to watch. 

Overall, I had a decent experience throughout the process as it generated good passive income and my involvement was minimal.However, now that I have more time at my hand, I am interested in making the process and my investments more optimal in terms of cash flow.

It's the same terms as a normal purchase, just finished after you cash close (to secure the property fast) with a 30-yr term.
