If I was doing all these on every unit with tenants still living in there, do I have to move them out temporary?

If the masses hesitate and delay purchase of that dream getaway I would think it may put some temporary downward pressure on sales and create some buying opportunity.

I don't rent to tenants because they are in a tough spot and are looking for a break, I rent to tenants because they meet my rental criteria and the property is available, no emotions involved.

Meaning buy smart and not emotionally.

It's about removing emotion & analyzing the situation from a purely financial view point.

They probably wouldn't come to that conclusion if there wasn't a deal that they were analyzing but the emotion of the deal gets the better of them, they rationalize that it's "borderline" and so it's a "B-" and they can raise rents, but it's really not, doesn't appraise post-rehab, can't find tenants at their desired rent, etc. 

Does anyone know the best and worst places in Sacramento/El Dorado County to place TEMPORARY bandit signs. 

So, the strees and emotional strain can be overwhelming. 

I also do not love Grand Forks and would rather not put down any form of roots here - this is more of an emotional choice.I have put in time learning about real estate - going through all the BP podcasts, lurking in the forums, doing due diligence learning about local job trends, populations, schools, etc in the more popular markets (e.g. certain midwestern cities). 

And seems like senior renters are protected by the state and probably the tenant is emotionally tied to the property.
