Realistically you are looking for someone who will be able to afford to support the property on their own. 

I understand this can't be done with the same person consistiently as it would be disallowed, but there must be a lot of other people out there caught in this same bind: thousands of dollars of retirement funds that are hard to use to support your real estate investing. 

I currently work a full time job, have 3 amazing young boys, a supportive and wonderful wife and a house.

This community is such a supportive resource, and the opportunities for education are rich.

I use the heavy cash flow to support my business as a whole and contribute to down payments on LTRs.

Many students need a p/t job to support themselves while is school.

Self-storage facilities seem to be booming everywhere these days, but I'm not sure the population of this county would support something like that. 

I've been getting some resistance (naturally) from some family members, so it's a little stressful not having their full support. they think it's a money pit since it's an older house (1920) and will constantly need repairs causing me to lose all my money, and dont like that its out of state (1 hour from where we live, not terrible).
