I have had success with two duplexes in Lakewood (just west of these areas).

Also would love advice on the best approach for these types of situations and any success / failures anyone has had.

You can find a good agent who will get you farther and faster than you could, and allow you to focus on what you will need to know as a successful investor/hacker.

Not to jump onto this thread too late, but I have had success doing a similar approach albeit with multifamily properties in NYC.

My wife is a successful realtor.

Illegal.... well.... don't buy one of those:)   Having a good grasp on this is imperative for the success of your investments so you understand your risks , downside ,upside etc.
