I know that any distributions from my IRA is a taxable event subject to income taxation, but I just want to make sure that transferring from an inherited IRA to a self-directed IRA does not generate unexpected tax implications (because I'm simply transferring between slightly different IRA accounts and custodians and not taking any distributions).  

On the one hand, at $325/night, you only need 8-9 nights per month to cover your mortgage, utilities, and cleaning. 

I purchased a two family house in NY almost two years ago, but to purchase that home I took a pension loans and a personal loans to cover some of the closing cost ( 70k).

We were just notified that two tenants are subject to eviction, and one other tenant has given notice that they're vacating before we close on the property.This means that we could potentially be looking at a total of 4 vacancies, as opposed to the 1 vacancy we thought we'd have upon closing.

Meaning if you could get a deal under that it is covered . problem is most dnt know how to get low enough.

It's enough to cover down payments on two more properties similar to the ones that we have been buying, however we are contemplating paying off one of our duplexes (about a $95k loan) and take a quick break from purchasing to let our finances calm down and deal with a bunch of repairs and other extremely busy life circumstances that we have going on.

My question is this: would it be worth it to pursue a "subject to" or seller financing deal since we don't have the money to fund a down payment?

If you know about it, (or should have known) and don't take action, if/when tenant is busted, you are subject to having the property condemned/closed for a period of time by the city.
