Just moved to the Knoxville area from Northern Va. looking to invest in the west area of Knoxville, anyone know what styles attract most of the Knoxville buyers?

Landscapers can have different styles and you may get large high quality plants with $5,000 but with the $3,500 only get very small plants that take years to grow into your landscape.

They are all smaller, more local banks that use a loan committee style approval process (instead of feeding you into a central underwriting system) and I know they have all done loans like what you're looking for.Good Luck!

The rent at the time for the upstairs (Boston style duplex) was $630/month, under rented even at that time.  

I enjoy your style in writing, most real estate investing related materials are peppered with all kinds of fluffy stuff and narratives like "imagine how your life would be if you had financial freedom" ect.

Here are the numbers:  Asking: 35.5KARV: 50K (I know, not a good neighborhood for appreciation)Average Rent: 650/month (also a small 1 car shed that could bring in more income)Old Victorian style house, build in the early 1900'sRehab Estimate: 5K - Has some work already done to it, but will need some siding, paint, etc...

Just curious if anyone knows or a formal style class that teaches specifically about real estate.

You could find someone local, but if you are comfortable with a digital relationship, then the pool of qualified CPA's really opens up and you stand a better chance of finding someone who fits your style. 

It would stink to select a style with your first effort that you stick with that may be failing to get you the maximum payoff.

It may also help build some good rapport with the tenant as you could style it as a show of trust rather than not wanting the liability.
