Any suggestions for a new landlord?

It just seems so hard to find any good multi-unit deals in and around Philadelphia and I am a bit weary investing in far away places.Account Closed, thanks for the suggestion.

The actual location is only blocks away from b class properties.Any suggestions would be greatly appreciated.  

Clarifying early, it's a two family - I live on the bottom and will be renting out the top portion.I think I am going to go with keeping the machine, but disabling the coin part as @Jeff Watson suggested.  

So, it really is a deal to be determined by the investor making it.With that said, I would suggest looking at properties without an HOA or lower HOA. 

I am brand new on this but I try to study everyday the business of Real Estates and see how can I find a nice deal to start with.

My suggestion is that you need to know the business of being a landlord, before you outsource the most important role, screening for tenants to someone who has NO interest in putting top tenants into your place.  

As a wholesaler trying to score a deal in this type of market, I would strongly suggest that you do your due diligence and make sure you have a buyer who actually wants what you are assigning. 

That's a whole different animal that I suggest talking to experts on as that is above my pay grade.My suggestion as an investor who uses personal funds and my SDIRA funds is to keep everything separate and accounted for
