My oldest son is game, but you could hire just about anyone (think students) and pay them daily to stay.In some cases I will stay at the house temporarily and just work from there while we find a new tenant.

But, depending on loan to value and credit should be able to do much better then 10.24%.And the 10 number you mention is only for conventional loans.

Can I use it as colleterial for a loan to add to the down payment amount for a new prospective investment property.

If you have not already used it, you can do an FHA loan with 3.5% down and buy up to 4 units.

@Derek Nemec- can you qualify for a " regular" loan or  are you after a DSCR  type loan ? 

On the eve of closing (last night), the escrow assistant informed us that we need to bring additional funds to closing due to two affidavits that need to be recorded in the loan package, for which the recording fees were not collected earlier.
