I saw one for the MH Space recently and saw that it was a 7+2+2......when I inquired about it they were very, very much hinting that they STRONGLY prefer the investors be in for the entire 11 years. 

(it seems to be keeping us sharp and strong too! 

You can start of strong and you should, but leave yourself wiggle room and understand that you may need to settle for now and come back in 6 months when you have more funds built up.  

There is a pretty-strong investor network in the Baltimore area.

I would be looking for strong cash flow in those markets, depending on your price point.

Part of my luck I guess has been buying in strong school districts and mostly B type property, I feel I would have gotten burned more if it was C type.Agree with you on approach, I have been strict with application requirements and have a high bar on credit score, etc.

Cash flow positive is just the icing on the cake but not the metric in investment grade property purchases.   

There is a lot of development going on, and sure, while portland the city has strong tenant protections the surrounding metro area (and beyond) is different. 

In our case we have made a strong relationship with a great hard money lender.
