I am liking the idea but I am really concerned if something big shifts.

Currently we use innago but wanting to get to something more streamlined.

For example, other than rent collection and messaging, you might also want something that helps you streamline your bookkeeping or run tenant screening reports.

I picked up extra shifts with the fire department, did odd jobs around town and even donated plasma to save up the capital I needed to make my next purchase.

I know the median rent is awesome IF we rent and so is the STR for the area...( I already had it researched)..I can set it up to stream line it for STR / Air BnB and would probably make a killing - daily rentals for this house in that area are a low of 200 a night up to 400 or even 500 (but we do not have a pool - I can get one installed down the road if I keep it and want to continue Air BnB. 

I think @Jay Hinrichs is missing is locally I am seeing such a dramatic shift that has not been seen before.

And so, I think I need to shift my focus into acquiring BRRRR ready units in Atlanta where unrelated occupancy rates are apparently much higher.

The grass isn't always greener though...If you shift careers (slightly), how are you going to avoid being in this same situation in a few years - in the new career? 

Can you pick up an extra shift?
