You would likely get a better return on your capital simply cashing out and putting the proceeds into a stock index fund like a Vanguard S&P 500. 

I purchased a house in 2010 and sold it for a large gain with a 1031 Exchange last year.

I want to refinance to one day move out but also 1031 exchange for others, any have experience with this or shed any insight?

It still feels lacking compared to other people my age, I'd like to diversify and also get outside of the stock market too (fundrise, roofstock, etc)  Do I have any other options for preparing myself for the future?  

That will allow me to buy Foreclosure houses under $200,000, Cash, fix them up and do 1031 Exchanges as I find real Deals to buy.

One other downside besides the higher rate and lack of a 30yr. fixed option is that having multiple properties in one loan can complicate the sale of the properties individually, or to refinance, pull cash out, pull a line of credit, etc.Other options you might consider:1031 exchange those SFR's for a Multifamily building(s) (This is what I would do).Pay down the smallest mortgage to free up a new mortgage.Use a HELOC.

If the market is in a recession, the stock market will be going sideways over time.
