So I like the CONCEPT of the HELOC but want to talk to people who have actually done it from start to finish. 

@Rick Giuly There is a common conception that airbnb is only for tourists but a lot of people are doing very well with it as more of a corporate housing or business travel model.

This is a concept utilized in some form or fashion in a variety of commercial real estate areas.

I just listened to the latest BP podcast interview with Grant Cardone and started thinking about Grant's concept of "buying outside of my budget."

They look for businesses in trouble and either (less often) buy the business and take over the space and change to their concept or (more often) they hunt down and network with the landlords. 

So then I thought to myself that maybe it makes sense to invest in MHP crowdfunding inside my self-directed Roth, where the fact that I don't "have to pay taxes" on the gains would theoretically offset the lack of depreciation benefits.What confounds me though is the concept of UBIT (Unrelated Business Income Tax).

Second was that glorious BRRRR acronym (I'd certainly known about the concept before but never packaged into such a crisp, powerful way).As I've thought about how we started out, I don't have any regrets. 

@Jon S. the inflatable damn is a great concept, but can only protect a for a few feet of flood height. 

Try your concept.

Some subscribe to the kick the seller with a super low offer concept and it can work but it will also piss off some people.
