Century 21 has really good training for newbie agents.. they learn and get the basic skills before they meet with someone who is going to show them how to do a deal..I agree with Bill before someone is mentored ( or I would call your mentoring an advanced course) they should have the grasp of the basics and the ability to execute.Meeting some stranger on line and offering to help them seems like internet dating to me.

You'd put down a non-refundable deposit (part of the eventual down payment) and then rent the house/unit until either the strike date on the contract or the person purchases the property prior to the strike date.Once the date comes, you would enter a PA (fully execute the lease agreement) and sell the house.

Yes, you are correct, IMO, cost + improvements-depreciation, add to the book value of a property to the date it's placed in service, or said another way, the market value of an asset owned prior to turning it into your beginning inventory placing it in service as a business asset.
