I would attend with a goal of what you are trying to achieve, and a goal of where you think you can add value to the event. 

Are you looking to combine both your first mortgage on a rental property you own with a purchase of a new rental property where you are assuming the note? 

I know the slanted walls are hard for that, but adding a few pieces where you can, and maybe a few artificial plants in pots would help warm it up.

If you know where the asbestos is, the cheapest safe solution is often to encapsulate it.  

I would be more concerned with where the title to mobile home was - was it retire and put on the property or is it still personal propertyThere is nothing you can do to make it compliant, if the loan has been current for 12 months then you have ability to repay because they have consistent pay history

I was initially looking to buy a lot in Northern IL, and my agent alerted me that there have been some scams where people are posing as the owners of lots that they do not truly own, and then somehow potential buyer gets taken for the EMD.

Then I'm left with a damaged property and have to spend so much money on repairs, then look for another tenant who will probably do the same thing.On the other hand I have properties in B grade neighborhoods with an ROI of 14% where I never hear from the tenant and their rent is never a day late.

It’s just a site where wholesalers post their “deals” that they can’t sell to locals.
