What's the general opinion of BP members about the viability of Smarter Contact SMS marketing?

Meaning: Instead of the app being submitted in 2 days or so, it's taken weeks. :-(  We are only staying with the bank because the rate is so advantageous and the terms are as well.

Lets discuss some bridge, fix and flip, ground up construction and DSCR loan scenarios for both purchase and refinance options .

They really don't have the power or right to place any kind of lien on the property while they simply have it under contract and aren't doing any improvement to the property. 

This would include architectural fees, new equipment, cost of protecting or defending your title to the property, or building improvements.

Also, we inherited that tenant when buying the property at a foreclosure sale and section 8 was very helpful in providing all documentation, last signed lease, renewal or rent increase instructions, inspection information, etc.
