Not 4 weeks later my credit score went up about 130 points after having the issue rectified and I have been pre-approved for a VA loan for hundreds of thousands of dollars.

No way I would touch those, even with those incredible potential IRR's! 

I have a "fair" credit score and and do not qualify for a conventional loan since my score is not met but I qualify for 240k FHA loan.

Austin is incredibly beautiful and a great place to live.

From what I understand about Wholesaling and I can be wrong on that score too, is that you create a contract with a seller to purchase the home, then find a buyer to purchase the same house and then sell the contract at a higher price, that's about it in a nutshell, and I can not figure out how it can be done at the HUD Home Store.com but oh well, I did a check on my credit score and found out its higher then what I thought it was, my FICO Score is 580 instead of 545, which now qualifies me for a FHA Loan with some mortgage companies, my wife is now really excited to say the least, so I really need to understand how the HUD Home Store really works.

I can only learn so much on my own and I am hoping joining BiggerPockets will help me to further my investing knowledge, so that I may begin acquiring my own investment properties.My main goal for joining the BiggerPockets community is to start building incredible working relationships with investors, so that we may help each others business grow and be extremely successful.

I do not watch the news because it's incredibly negative, I don't listen to or read negative things, as far as I know there is no bad in the world and everyone is really nice.

I have a good credit score and have a small amount of money saved ( not much).

Some points to note when considering lending strategy:1) The properties are in an LLC2) Because we put almost everything back into buying the next properties our income is LOW (Before tax I personally made 15-16k in 2013) my partner is the exact same. 3) I have literally no debt. apart from my CC I pay in full each month.  4) my credit score is 730, partners 7605) I am 24 years old so regardless of my numbers private lenders & loan officers may be hesitant. 6) I am located in Cincinnati OH. 7) Our properties have an ARV of 45k- 75k (conservative)8)All but 2 properties have 12 months seasoning9) our purchase price is usually 40% or less than ARV because we buy highly distressed.
