Hello everyone, I am brand new to bigger pockets and have decided to join and make this post to get some help from the rest of the members. 

The rest of the city is stable.  

We are fixing up the rest of the property and plan to split the house were living in, into a small 1BD 1B short-term unit and a 2BD 1B long-term rental.

I should mention that these are definitely C class properties in a C class area.As for the rest of Tucson, I'm slowly familiarizing myself with the market so I don't have much insight for you at this point.

If they hit my fender and damage it to the point where needs to be repainted they are not responsible for just the area of damage that needs to be repainted, they are also responsible for the cost of repainting the entire fender to match the rest of the car.  

The rest will take care of itself. 

With carpet complete we can move along with greater confidence to finalizing the rest of the interior. 

In my opinion, the rest are out to make a buck and could care less about the investor.

On my 1040 she is reporting my this year gain and then later reporting the $3000 loss limit on schedule D and carrying over the rest to next year.....I keep hoping she will tell me she accidentally put it in the wrong schedule or made a careless error.Worse part is that she owns a title company, is an attorney, a CPA, owns rental property and is a neighbor....ugh.

Part IV: Putting a Property under ContractOnce I found a property I was interested in and committed to get under contract, Maureen passed my off to Scott who would be my personal representative throughout the rest of the process.
