:) Gotta respectfully disagree with you, I am a licensed Broker in the State of Arizona, and have been for over 18 years.  

The guys I know typically lend at 10% and get paid a minimum of 2% of the loan value (i.e. if you pay them back 30 days after you borrow the money, you owe them 2% of the loan amount).As you build your track record make sure to document your success with before/after photos and buying/selling HUDs to show potential lenders in the future.Good luck!

@Lee Arnold - since your profile photo has the Liberty Bell in it, I will write a line or two to point you on where to get more info :)   Basically, MAO is the max price you can pay and still make the minimal amount of profit. 

The first gentleman that I gained a high respect for in the industry here politely declined because he was too busy with other mentee's, he also owns 4 companies and was busy with those as well.

All work done on the property is documented with photos.  

First - file a complaint complete with photos of the roof, the shingles that released, and the weather report from the day of incident.
