I am wanting to pick up a foreclosure for 80% of asking price and resell it to her for the asking price (pocketing the difference of course), however, I am not sure of the best, cleanest and most efficient way of doing this.

The issue of having to pay for it arises when you are doing a double closing or if you are actually buying the property and then reselling it.
