It’s difficult to impossible for a listing agent who is already representing the seller to not have a conflict of interest by also representing the buyer.

Hi all,One of my buyers I'm representing as an agent is concerned with buying a property that requires some rehab ONLY because a friend of his bought a property in the Adirondacks region and says he won't be able to hire a contractor for repairs for a year and a half due to their long backlogs of work.Has anyone heard of this long wait time for contractors in the Hudson Valley?

Not to mention that even though you are technically licensed, you are still very inexperienced which can make it painful to try to represent yourself if you are only doing this once every few years.However if you are purchasing something on a somewhat regular basis then this can be phenomenal. 

I found it for sale online, called the agent and asked for a discount if she represented both sides.

It doesn't represent profit.
