Also, what are you main reasons for looking to STF in Rockford, not knocking the area by any means but there is so much opportunity within the city limits where you're less likely to have extended vacancies.Short term rentals have taken a beating this year, while long term rentals have seen an uptick in what they can charge due to high home prices, and inflated interest rates.

The MIRR formula works even better because the cash flow from the rental property is not automatically reinvested into the property.I think that building a spreadsheet with both scenarios, stocks, and rental property would answer this question.

So, this skips the need for a cash out refi (saving that cost and avoids seasoning issues) Do you have to have a renter in place in order to do a long-term rental loan?
