For example if a sale had $5k in seller assist towards closing costs an appraiser would want to adjust for that because the seller received a net amount that is less than the sale indicated.

They can mitigate this if they have a super organized assistant that is making sure the work gets done.Every lending problem I have ever seen was due to the lender dropping the ball in some way.
