I asked about how many trips could he ideally commit to any market in the first two years of investing, and he believes all of those cities he could fly direct for cheap and be on the ground one weekend a month.

I'm still very much learning about how all of this works, and I want to make sure I do it right, when I finally commit to the purchase of a property.

I never really fully committed to that because I often looked at it as part-time work and beneath me.

Netflix has also committed to invest in renovating the facility, which requires around $6 million in basic structural upgrades alone–funds that the Cinematheque simply did not have (even before the prolonged shutdown of in-person events caused by the pandemic).

This strategy has it's own drawbacks, and requires a commitment to flexibility in where you live over a mid-term period of time.I'm not here to deter you from one investment vehicle or another, just wondering why you settled on BRRRR.

way to Commit 

Are you aware of the money the UC System has committed to the UC Merced campus?

As opposed to what is done here on the West coast the first thing that happens is a title commitment is issued within 3 to 5 days of opening escrow so you know these issues way early in the transaction not at the last minute..

One thing you could do, is provide them value (this could be offering to help them, connecting them to someone you have for them), or you can decrease the time commitment, to just a 10 minute conversation.
