Realizing that the first property doesn't have to be perfect but is meant for the momentum of your real estate investor career takes a lot of pressure of the first purchase.
Logan Allec [Rant] Home Depot Appliance Installation
15 December 2017 | 2 replies
I also noted that the house is on propane in the delivery instructions. So the deliverymen / installers arrived today and informed my tenant that they cannot install the new appliances or even haul away the old ones because they do not touch appliances that run on propane and that I would have to hire my own plumber to do the job.Well, I wish that Home Depot had told me this, you know, right when I told them that the unit was on propane so that I could've made the necessary arrangements. Now my awesome tenant is pissed because she took time out of her day to be there for the installation, still can't wash her clothes, and will now have to take time out of her upcoming Saturday for my plumber to come and install her new washer and dryer.Oh, and as a bonus, when I called for a refund of the installation and haul away fees, the rep screwed up refunding me everything I was entitled to, so now I have to go to my local Home Depot to complete the refund at the register.

Mark S. Bye-Bye, Analysis Paralysis
13 December 2019 | 11 replies
I had this internal debate, or got stuck in sort of an analysis-paralysis mode, for years...until I stumbled across Keith Weinhold’s Get Rich Education (GRE) podcast at the beginning of 2017.Here was someone who, like me, didn’t want to spend time managing tenants and admitted that he was not very handy at all, yet he was financially free after a period of about 15 years of real estate investing and the best part was he did so passively.

Time is of the Essence" is a legal term you DO NOT want in your contract to purchase (use it only when you are selling) - you don't want the pressure to close and the right to extend. You need to build in an automatic extension in your offer rather than asking for an extension when you need it.Understanding delayed settlement language is important - you need all the time you can bargain for in the beginning of your contract negotiations - because nothing closes on time - you don't want to lose your deal because you ran out of contract time.Make full disclosures to your building owner - they need to know that you are really not going to buy (if you are flipping) their building - the seller needs to understand and be cooperative with you - create NO surprises and you will profit.Consider a Hybrid offer - this is one where the seller gets a percentage of you profits - this creates cooperation of the sellerAlways ask for seller financing - try first for a "Principal Mortgage" this is one without interest, make sure it is fully assumable without qualification in the event you assign your deal you can assign your seller take back, so if you have a NO INTEREST loan from the seller - you can assign your mortgage and add interest.
