I would also recommend adding an umbrella on top of this liability limits-- especially as you build a sizable portfolio.

This was our second deal, we were interested in it because it was close to home, was a distressed property, and thought it would be a good addition to our portfolio, while giving us experience with repairs and maintenance of distressed homes.

I had over 300 SFRs the happiest day of my life was when I sold that portfolio so now its only build or rehab for retail or we sell a lot of product to investors as well.

@Travis M.Traditional lenders will be an option until you get to 10 financed properties or your DITI is to high.Then their are local banks and portfolio lenders that can work with more flexible terms.The last option is commercial and working with alternative lenders that close deals in LLC's.On the commercial side its completely different than residential.

I believe with the yield available from purchasing performing notes generally being below our target, and with the risk and pricing too high for most non performing offered, and so many hard money lenders originating in single digit interest rates, that we needed to get creative to invest our money for our portfolio to yield our targeted return, without increasing our risk.
