We will be creating a new LLC that will own/invest in the property. 

Most standard contracts have terms for the seller to deliver the property in the same condition, free of personal property, debris, etc., so if you have doubts that your seller plans to do that, maybe reach out and ask if the storm caused any damage that will delay closing, to make them aware you’re not going to accept new storm damage.

All the way to smaller things like if it has a drive way or not even though you provided in person videos and pictures of the property for their assessment (never mind the actual listing for it or what shows in their own system).

When I used to go to auctions it was pretty clear when a couple was bidding to buy for their personal residence, and you didn't bother to bid against them. 

Nothing is wrong with this, but it should be owned. 

My cabin has been consistently booking for the weekends since we launched a couple months ago with the average person booking 2 days in advance.

@Raj G.If it’s owned by a LLC you could do a mezzanine style loan which is a loan to LLC not specific asset but if they do not produce then you can step in and take over.

As I quit claim deed each property from my personal name to the specific LLC, I also want to ensure the insurance on each property follows suit.
