Hi Riley, typically properties of that size are valued based on the sales comparison approach with a tiny bit of consideration given to investment performance.

I would allocate some money to each strategy and see which one performs best.

You could structure their investment as second position debt (if the main lender approves) or preferred equity where they invest X dollars and get a fixed return of 7-12% annually regardless of property performance.
